Questions
General FAQs
How can I tell if my property needs resealing or caulking?
Common signs include cracking or gaps in existing sealant, shrinkage, mould or discolouration, water leaks, drafts, or visible movement at joints and junctions. These issues often indicate that the existing sealant or grout is no longer performing as it should.
How often should silicone or caulking be replaced?
We recommend inspecting sealed joints every few years. Lifespan varies depending on the product used, exposure to moisture, movement, and usage. For example, pool or external expansion joints may require resealing every 5 to 7 years, while internal wet areas may last longer with the correct materials.
Can new silicone or caulking be applied over existing sealant?
In most cases, no. For proper adhesion and long-term performance, old or deteriorated sealant should be fully removed before new silicone is applied. This ensures a clean bond and reduces the risk of premature failure.
What type of sealant should be used?
The correct sealant depends on the application:
• Silicone sealants are best for wet areas such as bathrooms, showers and kitchens due to their flexibility and water resistance.
• Acrylic (latex) sealants are suitable for internal areas where painting is required.
• Polyurethane sealants are commonly used for external joints and concrete expansion joints due to their durability, though they require experienced application.
How long does silicone or caulking take to cure?
Curing times vary depending on the product, bead size and environmental conditions. Many sealants require at least 24 hours before exposure to water, however manufacturer guidelines should always be followed for best results.
Questions
Application & Preparation FAQs
What is the most important step in the sealing process?
Surface preparation is critical. All joints must be clean, dry and free of old sealant, dust or contaminants to ensure proper adhesion and long-lasting performance.
What is involved in professional application?
Professional sealing involves correct joint preparation, appropriate product selection, controlled application and proper tooling of the sealant. In some cases, backing material may be used to support wider joints and allow for correct movement.
How do you achieve a clean, smooth finish?
Sealant is applied evenly using consistent pressure, then tooled immediately to ensure proper contact with joint edges and a neat, uniform finish.
Questions
Maintenance FAQs
Can silicone or sealant be painted over?
Some sealants are paintable, however many high-performance silicones are designed to remain flexible and are not suitable for painting. Product selection should match the intended finish.
How do I maintain sealed joints over time?
